If you are a real estate agent and you have any questions regarding showing instructions, offers, existing inspections or disclosures, please refer to agent comments on MLS. If after referring to agent remarks on MLS you are still unsure, please contact us at 408-979-5864 or email us at robert@robertaldana.com with any questions that are not answered here or on MLS and we will respond right away. Your cooperation will ensure as fast of a response as possible.
Listing Status
All listings are updated as needed. The status of any listing reflects on MLS so please refer to MLS for status.
Showing Instructions
If you are interested in showing one of my listings, please refer to MLS for up-to-date showing instructions. If the property is occupied, please always call the owner or tenant prior to showing unless otherwise stated on MLS remarks and showing instructions.
Please do NOT call us to ask for showing instructions unless it is not shown on MLS. ALL listings have showing instructions on MLS.
Offers
If you have an offer or are anticipating an offer and have any questions prior to writing an offer, please call us directly at 408-979-5864.
All offers must be faxed to 408-904-4990 or emailed to robert@robertaldana.com along with the following information:
- · Pre-approval Letter with lender and Loan Officer contact info
- · Complete Contract and Agency Disclosures
- · Copy of deposit
- · Cover-sheet with all of your contact info
- · Please also call us to advise of offer
All offers are presented as they are received, Monday through Friday, at the seller’s earliest convenience unless otherwise stated. We do NOT present offers on weekends. You will receive acknowledgement of your offer within 1-2 business days if not sooner, usually the same day, if you send us the offer by fax. If you email it, you will receive an automated response letting you know that your offer came through, along with another phone call or email within 48 hours giving you more information on offer presentation date.
Short Sales
A short sale is a listing where the total loan balances are higher than what the property is worth. With a short sale, the lender forgives the amount needed in order to facilitate a sale. Because a short sale is different than a traditional sale, there are certain disclosures and procedures that all parties must be made aware of. If your offer is for one of our short sale listings, please include the CAR or PRDS Short Sale Addendum with your offer.
